What an EPC costs in Emscote
The price depends on how big the property is, not where in Warwick it sits — Emscote is charged on exactly the same scale as everywhere else. Every figure includes lodging the certificate to the national register:
| Property size | Typical EPC price | Turnaround |
|---|---|---|
| 1 bedroom | £60 | Next-day available |
| 2–3 bedrooms | £80 | Next-day available |
| 4–5 bedrooms | £100 | Next-day available |
| 6+ bedrooms | On request | Next-day available |
Booking, step by step
- Start with the address. With the type and bedroom count we can quote a fixed figure immediately.
- Choose AM, PM or anytime. No rigid time slots to guess at. We confirm the exact time the day before.
- Let the assessor in. Someone needs to provide access to every room, including the loft hatch.
- Collect the result. Lodging happens the same or next day, and the PDF lands in your inbox.
What the assessor looks at in a Emscote property
Emscote is characterised by Victorian terraces built for the canal and gasworks trades, plus later infill — the streets around the Grand Union Canal at Emscote and St Paul's Church, and out through Emscote Road, Wharf Street, Charles Street and Nelson Lane. On housing from the 1920s and 1930s, the assessor is mainly recording cavities that were never filled, roof insulation well below current depth, and early double glazing that has lost its seal.
Almost all of this stock is on mains gas. If the boiler is more than fifteen years old, replacing it is usually the next best points-per-pound after insulation.
Expect the assessor to be on site for around three quarters of an hour, measuring and photographing. It is a survey of what is visible, which is exactly why paperwork matters.
How to prepare
- Have the boiler make, model and service record to hand
- Find any cavity-wall or loft-insulation certificates
- Unlock any outbuildings, garages or annexes that form part of the property
- Dig out building-control paperwork for any extension
- Clear access to the loft hatch — an assessor who cannot see the insulation must assume the worst
- Note the age of the windows and whether the units are sealed double glazing
